Terms and conditions for the rental of the terrace at Villa Zen Haven

Article 1: Purpose of the Rental

1.1 The terrace may only be used for the purposes specified in the rental agreement, such as educational activities, reunions, or events.
1.2 Use for commercial or other purposes is only allowed with the prior written consent of the landlord.

Article 2: Rental Period and Payment

2.1 The rental period is a maximum of 8 hours per day, unless otherwise agreed upon in writing.
2.2 The full rental price, including any required security deposit, must be paid before the rental period begins, in the manner specified in the rental agreement.

Article 3: Security Deposit

3.1 The renter must pay a security deposit upon signing the rental agreement. This deposit will be refunded within 7 working days after the rental period ends, provided all obligations are met and no damage or violations are found.
3.2 Any damage, additional cleaning costs, or costs resulting from violations of these terms and conditions will be deducted from the security deposit. If these costs exceed the deposit, the renter will remain liable for the difference.

Article 4: Noise and Quiet

4.1 It is not allowed to produce excessive noise or disturb the peace in the surrounding area. The renter must ensure that visitors also comply with this rule.
4.2 The noise level must always remain within the applicable legal standards.

Article 5: Use of Substances

5.1 The use, possession, and/or sale of drugs is strictly prohibited on the premises.
5.2 The consumption of alcohol is permitted, provided it is done responsibly and does not cause disturbances or disruptions.

Article 6: Liability and Damage

6.1 The renter is fully liable for all (direct or indirect) damage to the terrace, inventory, and surrounding area caused by the renter or their guests.
6.2 Damage or defects must be reported to the landlord immediately.
6.3 The landlord is not liable for any loss, theft, or damage to the personal property of the renter and/or their guests.

Article 7: Cancellation

7.1 Cancellation of the reservation must always be done in writing (via letter or email). The following cancellation fees apply, depending on the timing of the cancellation before the agreed rental date:
• Cancellation up to 14 days before the rental date: 25% of the total rental price will be charged.
• Cancellation between 14 days and 48 hours before the rental date: 50% of the total rental price will be charged.
• Cancellation less than 48 hours before the rental date: 100% of the total rental price will be charged.

Article 8: Cleaning and Handover

8.1 The renter is obligated to return the terrace in a clean, tidy, and original condition after the rental period ends.
8.2 Any additional cleaning costs will be charged and deducted from the security deposit.

Article 9: Other Provisions

9.1 Pets are not allowed unless otherwise agreed upon in writing with the landlord.
9.2 The renter is not allowed to sublet the terrace or allow third parties to use it, unless prior written consent has been given by the landlord.
9.3 The landlord reserves the right to immediately terminate the rental if these terms are violated or in the event of misconduct by the renter and/or their guests, without refunding the rental price or security deposit.

Article 10: Insurance and Compliance with Laws

10.1 The renter is required to comply with all applicable (local) laws and regulations, including any necessary permits for activities on the terrace.
10.2 The renter is advised to arrange for appropriate (liability) insurance to cover any damages or liability.

Article 11: Governing Law and Disputes

11.1 These terms and conditions, and all agreements arising from them, are governed by local law.
11.2 Any disputes will be submitted to the competent court in the location where the premises are situated.

House rules for the rental of the apartments

House rules:

  • Check-in after 3:00 PM
  • Check out before 11:00 PM
  • 2 guests maximum
  • No pets allowed
  • Quiet hours 10:00 PM – 7:00 AM
  • No parties or events
  • No commercial photography
  • Smoking is allowed, but we kindly ask that you do so outside the apartment

Additional rules

Welcome to your home away from home! We want you to have an amazing stay while helping us keep Villa Zen Have in great shape for all our guests. Here are a few friendly reminders:

  • Keep it tidy – We don’t expect perfection, but leaving the villa in a reasonable condition would be highly appreciated!
  • Dishes, please! – Give those dishes a quick wash before heading out. A clean kitchen is a happy kitchen!
  • Trash & Leftovers – Dispose of waste in the green bin outside to keep things neat and fresh.
  • Wet towels – Please don’t leave them on the bed! Use the outdoor rack for drying.
  • Smoking – Feel free to smoke on the terrace, but keep the indoors smoke-free.
  • Air-conditioning – Help us conserve energy by turning it off when leaving the room.
  • Electricity Usage – is charged at the end of the vacation at 0.50 USD per Kwh .
  • Keys – Keep your keys safe! Please return them before check-out to avoid any replacement fees. Thanks for your cooperation! Enjoy your time at Villa Zen Haven !
